After the phenomenal increase in property prices across the major Polish cities in recent years, Łodz still remains one of Poland’s most affordable cities. Home to over 800,000 people, Łodz has been very much in demand from our clients for quite some time – and for good reason. Łodz (pronounced ‘Woodge’) has built its wealth on the textile trade over the centuries but now the city is more famous for its electronics industry which is injecting much needed investment. Strategically important Łodz is just 130km west of Warsaw and will be at the crossroads of Poland’s future motorway network, a fact making it a highly attractive location for multinationals and domestic investment.
New gardens is a great value and quality development aimed at Łodz’s burgeoning and ever more discerning middle class. The favourable location and generously sized apartments will ensure a healthy rental income from the local market. Moreover, there is also a special payment term to maximise the investment potential of New Gardens. Buyers will be able to purchase with a 10% deposit and the 90% being paid on completion in 2010.
New Gardens is located in a pleasant district immediately to the south of Łodz city centre. The total plot covers some 7,330m² and will include three separate apartment buildings, A, B and C. Each will measure five stories in height and will include 106 apartments in building A, 108 apartments in building B and 118 apartments in building C (332 apartments in total). The apartments all have balconies, save those on the ground floor and all will have access to quiet lifts.
There will be parking provided on surface level as well as underground as lockable garages or open parking spaces. Access to New Gardens will be made via secure remote controlled gates, one at either side of the site. Works started on the site in December 2007 and completion is scheduled for quarter 1 2010.

The site will have some green areas as well as a playground for children and a barbeque area for alfresco dining.
The apartments will be delivered ‘core and shell’, although unusual for British and Irish buyers, this is still the traditional Polish method. On handover, you will be required to finish fit out, bathroom and kitchen installation. These costs can be included in your mortgage application.
New Gardens is situated within easy reach of Jana Pawla II Avenue, one of the main arteries in the city. Public transport access can be made via buses 55 and 50 and there is a tram, number 15 running the length of Aleja Politechiniki. The suburb itself is near Polesie, which before 1945 used to be a small forest and the Polesie Konstantynowskie nature reserve is the only one of its kind in a European city. There are many parks close at hand such as the Park Prince Jozefa Poniatowskiego and the Park Marszalka Jozefa Pilsudskiego as well as the botanical gardens.
To the west you have the local airport, which has recently been modernized, whilst to along Jana Pawla II there are numerous commercial centres such as Castorama, Macro and Geant.
