Maple Park has a prime location in the Warsaw suburb of Targówek. The area lies 6km to north east of the Srodmiescie (the city centre) and is well served by public transport. In front of the development, residents can enjoy the vast Park Lesny Brodno (Brodno Woodlands), a haven for family walks, joggers and cyclists.
Target buyers are middle class discerning Varsovians who want easy access to the city centre, to local amenities and to green spaces, such as the Brodno Woodlands.
The 283 meticulously finished apartments are located in nine stylishly designed low-rise four storey buildings set on landscaped grounds. In the immediate vicinity of the residence, there are many good schools, kindergartens, a swimming pool, a cinema complex, restaurants and local shops, with the large shopping centres of Centrum Targowek, M1 and IKEA within easy reach. Maple Park is very well served by public transport, with several key bus routes close by as well as tram lines 1, 2, 3, 25, 32 and 46 a short bus ride away at Brodno. Furthermore, the developer is negotiations to install a new bus stop at the entrance to Maple Park. Heading north from Maple Park by car brings you to the major Trase Torunksa, the northern arterial expressway that connects with the key areas of Greater Warsaw and beyond.
All apartments have individual balconies, terraces or green parks depending on their floor. For children there is a safe playground within the grounds. The whole development is fenced and monitored with 24 hour surveillance. Parking spaces for residents are located underground and access is made via three entrances.
Maple Park has been designed to be eco-friendly with an emphasis on sustainable development. Of such green features, Maple Park will feature solar panels on top of the buildings and garages. On another note there will be cutting-edge lifts, bicycle storage places, integrated phone, internet and cable TV connections.
The construction of Maple Park is due to start QIII 2007 with delivery scheduled for QIII 2008.
Warsaw’s new stadium, Stadion Dziesięciolecia, will be host venue forthe UEFA 2012 European Championships. It will be built on the same side of the River Vistula as Maple Park.
For investors who purchase at Maple Park, they will benefit from a complete finishing package. These high quality apartments will be fully fitted to allow for immediate possession, usage and rental on delivery. Bathrooms, kitchens, floor coverings, tiling, light installations will all be included. This is a clear advantage in Poland, where developers still have the tradition of handing over the apartments as ‘core and shell’. This means that investors must wait until handover on completion before instructing a third party fit-out company to finish off these works. Thankfully, at Maple Park, this process is much simpler. The only effort involved is in choosing the most appealing standard of finish. There are three to choose from:
o Comfort – this is the standard package (included in the purchase price)
o Prestige – the mid-range package with a number of choices of material available
o Exclusive – the high range package with the widest range from Polish and Italian suppliers
